How Long Does an EICR Last?
An Electrical Installation Condition Report doesn't last the same length of time for every property, it depends on whether you're a landlord, a homeowner, or running a business. Here's a clear breakdown of how long yours is valid for.
For rented residential properties, an EICR lasts 5 years, or until the end of the tenancy if that comes sooner. For owner-occupied homes the recommendation is every 10 years, and for most commercial premises it's every 5 years.

The engineer carrying out your inspection can also recommend a shorter interval than the standard figure if they find the installation warrants closer monitoring, for example where wiring is ageing or the property has had a lot of alterations over time. If your report specifies a date, that date takes precedence over the general guidance above.
Landlord Requirements Explained
Since 2020, landlords in England have been legally required to have the electrical installations in their rented properties inspected and tested by a qualified person at least every 5 years. You also need to provide a copy of the report to tenants, and to the local authority if they request it.

Common Questions
Does an EICR expire exactly 5 years from the date of the report?
Yes, unless the engineer specified a shorter interval on the report itself. Always check the recommended next inspection date printed on your certificate, as that takes precedence.
Do I need a new EICR when a tenancy ends?
